Token City / Real Estate Meets Regulated Crowdfunding

Real Estate Meets Regulated Crowdfunding

The first tokenized, mortgage secured-bond in Spain, via Token City’s crowdfunding platform, Alius Capital

"We wanted to set a new standard for how real estate developers interact with the digital market. Partnering with Alius Capital and Token City allowed us to offer a product that is secure, easily transferable, backed by tangible assets, and accessible to a modern investor base."

Francesc Salas, OTESA CEO

Experience and Innovation

Grupo OTESA is a pillar of the Spanish real estate sector. With over two decades of history, 70+ successful developments, and 1,000+ property sales.

To acquire a high-demand plot, OTESA sought a financing mechanism that was as agile and forward-thinking as their development strategy. They needed a solution that offered speed, transparency, and a competitive edge—moving beyond the slow bureaucracy of traditional bank construction loans and the constraints of funding the project with its own resources.

Prime Assets and Agile Capital

Alius Capital and Token City combined a regulated fundraising process, enabling investors to onboard, subscribe, and receive the security in their wallet once the issuance was completed and registered. Alius and Token City managed the complete issuance and investing process on behalf of OTESA.

The flexibility of the fundraising process allowed OTESA to offer a very attractive return on investment, since it liberated capital for more real estate operations than it would otherwise be able to undertake.

Speed of Execution

OTESA needed to raise €1,000,000 quickly to purchase a ready-to-build plot just 20 meters from the beach.

Investor Trust

Unlike digital-native startups, OTESA needed to translate their physical solvency (plot appraised at €1.6M) into a digital format investors could trust.

Regulatory Compliance

As an established firm, they required a strictly regulated environment to issue debt without legal gray areas.

Process simplicity

OTESA needed to raise funds while maintaining its focus on its core real estate development activity.

More Capital for all parties. Raising capital on its own terms allowed OTESA to offer a higher investment return, thus attracting more investors and enabling to launch subsequent projects faster.

From Subscription to Registry. The combined Token City/Alius Capital infrastructure streamlined the entire lifecycle of the bond, allowing OTESA to focus on real estate development, its core competency.

Aligning Interests. The operation ensured that OTESA had skin in the game, contributing some of its own equity prior to the public crowdfunding campaign.

Real Estate that works for everyone
